JOHOR BAHARU, 3 Sept (Bernama) -- Johor Corporation menerusi anak

syarikatnya, Johor Land Berhad akan melaksanakan Pelan Pembangunan Kos Rendah

dan Mampu Milik dengan melibatkan 3,600 unit rumah dalam tempoh lima tahun di

tanah milik syarikat dan anak syarikat miliknya.

Presiden dan Ketua Eksekutifnya Datuk Kamaruzzaman Abu Kassim berkata

pelan pembangunan yang bermula tahun ini akan melibatkan tujuh lokasi di kawasan

pembangunan Iskandar Malaysia dan beberapa lagi lokasi di bandar raya ini yang

mempunyai nilai yang tinggi.

"Dijangkakan lebih 3,600 unit rumah disiapkan menjelang tahun 2017

manakala keseluruhan 8,000 unit rumah dijangka disiapkan menjelang tahun

2020 dengan melibatkan jumlah pembangunan kasar sebanyak RM1.2 bilion.

"Dengan kos pembangunan yang begitu tinggi, maka adalah menjadi harapan kami

agar kerajaan negeri dan persekutuan bersama-sama memberi kerjasama dan

sokongan khasnya seperti dalam bentuk bantuan geran pembiayaan, infrastruktur

serta kelulusan segera," katanya.

Beliau berkata demikian ketika berucap dalam majlis menandatangani

memorandum perjanjian (MoA) Pembangunan Perumahan Kos Rendah dan Mampu Milik

antara Johor Corporation dengan kerajaan negeri serta MoA antara Johor Land

Berhad dengan Insitut Sultan Iskandar (ISI) Of Urban Habitat And Highrise di

sini hari ini.

MoA itu ditandatangani oleh beliau sendiri, mewakili Johor Corporation

manakala kerajaan negeri pula diwakili Setiausaha Kerajaan Negeri Datuk Obet

Tawil.

Sementara itu, Johor Land Berhad diwakili Pengarah Urusan Lukman Abu Bakar

manakala ISI oleh Pengarah Esekutifnya Professor Dr Mohd Hamdan Ahmad.

Majlis pemeteraian itu disaksikan Menteri Besar Johor Datuk Seri

Moahmed Khaled Nordin yang juga Pengerusi Johor Corporation.

Menurut Kamaruzzaman, lokasi dan jumlah rumah yang dirancang

dalam tempoh lima tahun ialah Taman Seroja, Tampoi 304 unit; Bandar Dato'' Onn

(1,150); Bandar Tiram Fasa 1 (634) Bandar Tiram Fasa 3 (450); Bandar Baru

Majidee (400); Kempas (360) dan Larkin (340).

Bagaimanapun, katanya perancangan ini tertakluk kepada kelulusan

pembangunan daripada pihak berkuasa tempatan dan agensi yang terlibat serta

hasil kajian berterusan ke atas pemintaan dan penawaran daripada pasaran.

"Kita juga merancang untuk membina pelbagai kemudahan termasuk lot kedai,

tadika, surau dan masjid serta taman mainan. Pembinaan projek perumahan ini juga

sudah tentu akan memerlukan prasarana di kawasan yang terlibat ditingkatkan

sejajar dengan pertambahan penduduk," katanya.

Beliau berkata selaras dengan hasrat kerajaan negeri untuk menangani

senario ketidakseimbangan pemilikan hartanah Bumiputera di kawasan bandar, Johor

Corporation akan terus memain peranan penting bagi membantu kerajaan negeri

untuk mengatasi masalah ini.

Sehubungan itu, katanya menerusi MoA bersama SIS, kajian pemilikan hartanah

bumiputera akan dilaksanakan dan hasil kajian akan dijadikan panduan asas untuk

merangka dasar dan strategi yang wajar dilaksanakan syarikat untuk memacu

pembangunan hartanah di negeri ini.

Skop kajian antara lain merangkumi corak pemilikan tanah dalam

wilayah pembangunan Iskandar Malaysia dari tahun 2005-2012 dari segi kuantiti,

nilai sewaan dan pajakan, lokasi, ekuiti dan nisbah pemilikan hartanah

berbanding golongan bukan bumiputera.

Katanya, kaji selidik juga akan mengkaji keberkesanan dasar kerajaan dalam

usaha meningkatkan kadar pemilikan hartanah dalam kalangan bumiputera di samping

menganalisis sentimen pasaran yang mempengaruhi nilai hartanah.
